Working with an independent, reputable firm such as Fluent Finance Abroad allows us to offer mortgages to our overseas clients. Established in 2006, they offer a wealth of experience and work with all of the major Spanish banks and financial institutions.
The collaboration between us both allows us to offer a highly personalised service for our clients. We will guide you through each stage of the process to offer our advice and expertise.
Securing a mortgage does not need to be a daunting experience. We understand the foreign laws, language, and culture. We will secure the best mortgage deal available and achieve this in a record time.
Being 100% independent in sourcing mortgages allows us to obtain the best rates. We are not contracted to specific banks or financial institutions.

All banks offer different terms, however as a general guide non-residents can borrow up to 70% of the value of the property subject to circumstances, but most lenders are comfortable with lending 60% LTV. For full residents of Spain we can achieve up to 80% for a Spanish mortgage and, dependent on your circumstances, it’s not unknown for us to secure between 90 -100% mortgages.
We can achieve official, written pre-approvals within 48 hours through to approximately 10 working days, depending on the lender.
We do not charge a consultancy fee to find out how much you can borrow. We’ll carry out all of the work on your behalf and then provide you with your mortgage options, with no associated charge.
We listen to your requirements and discuss the steps involved in securing a Spanish mortgage for you. You then send us the details we require, and together with our fully qualified and highly efficient support team, we will present your application to the individually selected banks who most closely match your requirements in the most favourable way.
We then inform you about your mortgage offers and help you to make the best mortgage choice for your particular circumstances.
Fluent Finance Abroad is fully regulated, registered and compliant with the Bank of Spain under ley de creditos inmobilarios LCCI 5/2019 BOS registration number D305. All of our mortgage brokers are fully qualified with the latest Spanish mortgage qualifications and, as Fluent Finance Abroad is a “whole of market intermediary, provide unbiased advice using regulated processes and compliant practices.
Interest only mortgages are currently not available in Spain.
In Spain it’s much easier to secure a mortgage when approaching retirement age as the banks take into consideration your pension income when calculating any loan amount, allowing for loans that will run to a 75th birthday, or in some instances up to 80 years of age.
